Estimator – Residential / Modular Construction

Our client is seeking an experienced Estimator to support the development of custom modular homes. This role focuses on estimating material costs, performing detailed takeoffs, and helping ensure accurate pricing for homes built in a factory production environment.

This is a hands-on role that requires strong attention to detail, solid residential construction knowledge, and the ability to interpret drawings and specifications accurately.

Key Responsibilities

• Prepare detailed construction cost estimates for residential modular homes
• Perform material takeoffs from CAD drawings and construction plans
• Review architectural drawings, specifications, and project scopes
• Price materials using supplier and vendor quotes
• Maintain and organize estimating data, budgets, and cost history
• Identify missing scope, inconsistencies, or cost risks early in the process
• Work closely with design, drafting, purchasing, and production teams
• Assist with value engineering and cost optimization
• Help improve estimating processes, templates, and systems

Important Clarification

This role focuses on material and internal estimating only for modular home construction. It does not include subcontractor labor estimating or subcontractor management, which is handled by project management.

Required Qualifications

• 5+ years of construction estimating experience preferred
• Strong understanding of residential construction
• Ability to read and interpret construction drawings and specifications
• Experience performing material takeoffs
• Strong Excel and Microsoft Office skills
• Knowledge of residential building materials and systems
• Strong attention to detail and organizational skills
• Ability to communicate clearly with internal teams and vendors

Preferred Qualifications

• Experience with custom home estimating
• Background in modular, panelized, or factory-built construction
• Familiarity with framing, roofing, siding, windows, doors, cabinetry, and finishes
• Experience with estimating or takeoff software (Bluebeam, PlanSwift, STACK, Procore, Buildertrend, Sage, etc.)
• Experience building cost databases, templates, or estimating systems
• Ability to improve or recommend estimating workflows

Pay: $80,000.00 – $120,000.00 per year
